No, your presence is not required for service work to be completed.
Yes, Eastlake Gardens has an on-site maintenance team.
If your unit needs any repairs you can submit a work order on the resident portal or visit the leasing office.
If you are locked out after office hours you will be charged a fee of $150.00. Otherwise, we can send maintenance out.

Yes, we offer on-site parking at Eastlake Gardens.
Eastlake Gardens offers amenities including a pool, fitness center, playground, and clubhouse.
Our apartments feature classic, black, white, and stainless steel appliances varying by unit. In each unit you will have a stove, dishwasher, refrigerator, and rangehood.
No, we do not offer furnished apartments.
Pet Policy
$300 non-refundable pet fee per pet
We have a 20lb weight limit. We do not allow aggressive breeds at Eastlake Gardens.
Yes, Eastlake Gardens is a pet-friendly community.
Admin
Applications can take approximately 3-5 business days to be approved.
You can pay rent through our online portal, by cashiers check, or money order.
Yes, at Eastlake Gardens we require residents to have renter's insurance
You can use any provider that does not use antennas.
If you have to break your lease you will be responsible for paying a lease buyout fee.
In order to set up your utilities, you have to contact them directly and request to start service. A list of the utility providers will be provided to you upon approval of your application.
No utilities are included in rent.

After passing the gated entry, the leasing office is located strait ahead in the center of the community.
For Future Residents
You can apply for an apartment online on our property website or in person at the leasing office.
If you are not ready to apply you can continue to monitor the website to see if the unit you are interested in is still available.
Tenant(s) must make 2.75x the market rent. There is a minimum 550 credit score requirement. Scores between 530 and 549 are subject to a risk-fee. We accept no more than 1 eviction which must be older than 3 years with positive rental history. No balances owed over $500 to another property, no bankruptcy within the past 2 years - must be discharged, and no criminal record.
No, there is no cost to tour Eastlake Gardens.
Although we do suggest scheduling an appointment, walk-ins are accepted.
We currently offer a resident referral incentive of $350 to the resident that refers a friend.
Longer lease terms typically have lower rates; however, there is not a reduction for paying your rent in advance.
Management is available at the office Monday through Friday 8:00 AM-4:30 PM.
Before a new resident moves into their apartment we complete a maintenance turn, contractor work, and professionally clean each unit.
Noise level is controlled to a minimum after quiet hours.
Parking is first come, first served. There are no assigned parking spaces.
Washer and dryer hookups are located near the kitchen of most units.
Our residents enjoy shopping at Publix at East Lake and Belvedere Plaza.
Yes, if you paint you just have to paint to the original color when you prepare to move out or there is an additional paint change charge.
Maintenance has to respond to a work orders within 24hrs.
Guests staying in excess of 72 Hours MUST register with the office. Residents may be permitted to have a guest(s) visit their household. However, any person(s) making REOCCURRING visits of six (6) consecutive days or fourteen (14) total days in any twelve (12) month period shall be deemed to reside in the Leased Premises in violation of the Residential Lease Contract.
Quiet hours are between 10:00 pm -7:00 am. There are no fees associated with using communal spaces.
Anyone included on the lease agreement will be held responsible.
If you need to break your lease, we require a 30-day notice as well as an early termination fee equal to two months' rent.
When moving in you are to pay your first months' rent in-full, the security deposit option of your choice, renters Insurance (if opting for in-house renter's insurance), the non-refunable pet fee (if applicable), and the non-refundable risk fee (if applicable).
For Current Residents
The lease buyout fee is equal to two months' rent. Residents must also be current for all rent payments and other amounts due.
Upon move-in you will receive instructions to set-up your online tenant portal.
We currently offer a resident referral incentive of $350 to the resident that refers a friend.
If you transfer from one apartment community to another, your deposit will be transfered to the new unit and you will have to pay a $300 transfer fee.
No, we do not allow residents to sublet their apartments.
